Thank you for your reply,  @Brian Gibbons. 
The "Ability to Repay" rule is interesting. After all, I haven't heard of any Investors pre-qualifying themselves when doing seller-financing deals. Is this only applicable to buyers who intend to occupy the house?

Thank you @Mehran K.   Good to know that California is a Deed of Trust State. That takes the guessing out of it.  
I'll likely split the cost of the contract paperwork.  

What are reasonable terms for Seller Financing for a 10-15 year loan?  Is 6-7% reasonable?

Hi BP community.

First post,  
I'm the seller of a SFR, and will be carrying the Note (seller financing) to help out the buyer/tenant who is someone I know.

I have no experience in such deals. 
Is there agreements/contracts out there I can just modify and sign with the buyer?
If so, can someone point me to these?

Or is it better to hire lawyers, title company, etc.  
If so, who do I need to hire in my team to draft up these contract?
Who typically pay for these fees?  Or is it usually split?

Is it better to transfer the deed to the buyer at the time of contract signing Or after the loan is paid in full?
