A more transitional population. Good wage jobs, Larger multi-family vs. single family, Work or schools int he surrounding areas just to name a few.

Absolutely Callum, if you're in a pinch and need hurry cash to close the deal, of course this is good debt. Unless you don't get the right conditions on the other side of the flip...lol then you're beat for the debt...
