Does anyone have any experiences with Sheriff sales? Positive or negative. They have one in my county every other month. I will be attending Decembers just to see how it works. What research do you do ahead of time? My biggest challenge is finding out what liens are outstanding on each property. I had to win an auction and have a lien I was unaware of on the property. Any advice or even experiences shared would be helpful. Thanks

I have an opportunity to purchase a plot of land that is ready to be built on in York, PA.  The land is the right price and in the right neighborhood.  Any recommnedations on the best way to finance the construction?  Checked with local banks and none are doing spec loans right now.  Would a hard money loan or private investor be the the way to go?

Also, what types of loans for specs are you seeing now? Do I need to own the land outright first or can that be rolled in to my construction loan? Assuming it depends on the LTV of the finished product.

Any advice or comments would be greatly appreciated.

Thanks everyone for the warm welcome!  I am still in the process of checking everything out and taking it all in.  There is a lot to be learned and gained on this site.  I am glad I found it.

@Darren Smith thanks for the advice.  I will check everything out and be in touch once I get my feet a little more wet with the available deals in York.

Hello my name is Ryan from Central PA.  I came across BP while researching how to get involved in real estate.  In my only re adventure I built a spec house at the beginning of the housing crash.  Needless to say I took a substantial hit and have been afraid to dive back in.  Right now I am trying to find the best way to do this.   My credit isn't the best but I do have 80K in equity in my home.  Do I want to leverage that for flips , look into the rental market, or even build another spec.  Not sure which is the best way to go.  Hoping to find some good advice and make some good contacts that can help me along the way.
