@Frank Chin Thank you for the thorough response. I had not thought about the zoning component. All good things to consider and perform due diligence on, for sure.

In my area, the numbers do not work to rent out a single family home.  So I am thinking on renting out the rooms individually ( then the numbers work quite well this way).   How do you manage the rental process when you're located long distance? Are there property managers that do this, since this seems to be a little bit more management intensive?  Do you just offer one tenant a discount on their rents, if certain roles are accomplished  (showing rooms to prospecting tenents, assisting with lease signing, etc.)?

I am interested in private lending my capital out to real estate investors, but I'm not sure if there is better more tax efficient way of lending that would reduce my tax burden. My capital is not located in IRA'S, 401K, or any other investment class. I would be wanting to invest 100% cash. Any advice?

*This is a preliminary question to gather more info prior to consulting a CPA.

Why does it make sense to purchase a to purchase a property at 1% of gross months rents? Can someone help me understand this rule, and why it makes sense?

Thanks! 👍🏼

Im interested in knowing why the purchase price needs to be 1% of gross months rent to make sense. Can someone explain this?

I am new to real estate investing , and I am wondering how others structure each of their rental properties.

1) Does each rental have its own LLC?

2) Do you create separate bank accounts for each property, under the LLC?

3) Can you share any helpful resource that can explain how to organize this aspect?

Thanks!
