I plan on investing in a live-in duplex or triplex BRRRR while employed in the Canadian Armed Forces. I want to know if there is a Canadian equivalent to the "VA Loan" in the USA. Trying to figure out how to finance a ~300k deal with a sub 5% down payment. Already have private money lined up for the rehab.

I would appreciate any insights. Thanks a ton.

Since you live in Red Deer you probably know that some parts of Red Deer can be extremely sketchy, making Red Deer the 10th most dangerous place in Canada. I also have friends who live in the suburban area there who don't experience this at all. My advice to you would be to figure out which neighborhoods you do and don't feel comfortable investing in. Also screen your tenants more thoroughly than you think you should.

Incredible deal with only $1000 invested. Who do you plan on renting bedrooms to? (hospital workers, college students, etc.)

Paying tenants don't sound too terrible unless you really need to renovate and pull your cash out right away. Does it still make the mortgage?

Awesome job. What kind of STR strategy do you use?(airbnb, monthly leases, etc.)

Would love to hear more in depth about the numbers!

Thank you @Zorya Belanger and @Rahul Patel. I will utilize more of my available credit and continue to pay it off fully.

I am an 18 year old in Canada looking to build my credit and save money so that I can invest in the next 12 months. My question is, would getting another credit card or two improve my credit score in the next year? Let me know what you think. Thanks.

P.S - if you have any other ideas for how to build credit leave those a response :)
