Post: I need experience...

My ultimate goal is to develop massive condominiums or apartment complexes for profit and investment purposes. I dont have much experience in development yet, just some entry level knowledge as a commercial real estate agent. My question is...

What job would give me the most/best exposure to real estate development so i can educate myself while earning a living? (im currently 25 yo)

Should i work for a developer as an acquisitions and development associate, work as a lender for a bank so i'm exposed to many deals, go back to school and get an MBA with a focus in real estate, work as a property manager learning how to manage a property...

I need the education so i feel confident and safe injecting my own money into multimillion dollar projects

Post: To pay off student loans or put $$$ down on a rental

@Amy Ranae What about rolling your student loans into a property and having the tenants pay it off for you? In other words, instead of you paying off the student loans yourself and then investing in real estate, why not kill two birds with one stone?

Find a deal and negotiate terms that allows you to incorporate your student loans into the property while still maintaining a positive cash flow every month. This way your student loans are technically "paid off" even though they are wrapped up in your rental property. Over the lifespan of your mortgage, the student loans get paid for, your mortgage gets paid for, you get all the other benefits of owning a rental including monthly cashflow.

The trick here would be finding a property with enough meat on the bone to allow you to do this

Hey guys, just a quick questions for the realtors in luxury real estate. On average, how many times a year do you sell a property over $1,000,000?

Thanks! Ryan

@Anthony CharaThank you for the advice! How would I go about finding a mentor who fits my goals?! What would that conversation look like?

Also, what advantages would a license have other than access to the MLS? Do I have to be an active Realtor with a broker to utilize these advantages?

Awesome, Thanks for the advice @Gloria Mirza! Do you find it difficult to balance being an agent while investing/managing rentals?

Hey guys!

I've been actively educating myself on RE investing for the past 5 years. I recently graduated from college and plan to make RE a lifelong career. My vision is to own a company that invests in large apartment complexes (150+ units), property development, and in house property management.

I'm currently at a point where I need to take the next big step but don't know what direction to take. I'm afraid of wasting time and not getting the education I need to advance my career. With my vision in mind, what direction should I go to set myself up for the most success in the fastest time possible?

- Mentor: Find a very successful RE investor in my niche who can show me the ropes day in and day out in exchange for free help/service.

-Realtor: Obtain a RE license, find an active RE broker who owns investment property as well, and buy/sell properties while learning to invest from them.

-Property Management: Work as a property manager for a successful investor/management company and learn to manage properties first hand.

-Just Start: Start building my team, network, ask for advice from other investors, make offers and obtain property, self manage, (basically the school of hard knocks)

If you have any other suggestions on a different route to take, I am eager to learn. Thank you in advance for any help!

@Arissa Pedroza

So if i find a house off of craigslist and want to use the FHA loan, i just need to get the property approved by the FHA? They don't really care where it comes from, as long as its meets all requirements?

Can the FHA loan be used for any property? In other words, is there a website that lists all FHA approved properties available or are we expected to find our own property and then have it approved by HUD/FHA.
