Post: SFR Near Wastewater Reclamation Facility

I am currently looking to purchase my first home to house-hack with the eventual plan to move out and have it be a SFR. I found a 3/2 house in a desirable area that seems like it could be a good fit. The only thing that seems concerning about the property is that it is about 400ft away from a wastewater reclamation facility. Does anyone have any experience with finding/keeping tenants for a SFR in a potentially smelly area? Could this be a deal breaker? Are there any other negatives I might not be considering besides smell? Thanks in advance!

I am a new BP member that found the community through learning about personal finance/financial independence.  From what I have gathered real estate can be a great piece of a financial independence plan.  Ideally, I would like to start with a house hack to get owner occupant financing + rental income.  I'm excited to continue to learn and become a part of the community!
