Thank you for your reply  I recently started investing in US real estate  from my understanding I’m waiting the 6-12 months to be able to use an updated value (according to my broker)  Unfortunately, definitely won’t give me the leverage I am looking for in Japan I can get  50% value loan with very cheap rates but hoping for better leverage even at higher rates  just makes sense  Was looking for some alternative options  

If not why not get a loan from a Japanese bank? I believe some banks there will still lend to non citizens

Any U.S. lenders that lend globally? as the title stated, I’m looking for an “out of the box” solution to get a mortgage in Tokyo for an apartment. Value approx 1m usd. Can’t find a proper solution so reaching out to a few groups focused on mortgage lending. Any suggestions? I’m in Hawaii for the next two weeks on holiday. Happy to get on a call to discuss if anyone can assist?

Very coincidental that I came onto this site trying to find some guidance on obtaining a mortgage loan in Tokyo and see a few questions about US mortgage loans. just made a comment on another forum. Seems like I’m promoting but definitely not. Recommending, yes. I used America Mortgages which is part of Global Mortgage Group. Had a good experience with them (twice). You may want to try.

I’ve used them twice to buy a U.S. property. First time was when my loan was “killed” by one of the big banks 8 days before my closing. Second was a few months back. I’m Taiwanese but live in HK. No U.S. credit. Complicated income. Check their US division America Mortgages. Lots of good reviews. The companies are attached. I’d definitely recommend as they totally “got it” and closed my loan when others couldn’t.
