Thank you Henry, would an inline breaker be on the outlet? so if someone were to swap the outlet out that would "cheat" system, correct?  My last facility I put in emon demon submeters in my unit but I never read them to charge back the usage, to time consuming.  When I build my locations now I don't have a management unit, I put all my security/electrical/internet in a locked panel on the outside.  I would like to find a more high tech solution vs something in a the unit that is easily by passed.  I appreciate the advice on the inline breaker idea, I will talk to my electrician.  www.packandpay.com

Hello Everyone,

I am building a storage unit facility and 38 of the units are going to be large 14' by 45' units with power over head doors with 2 light fixtures. 

When I rent the larger units they come with power included in the rent, the idea is so they can trickle charge their boats/rv/other toys and run a shop vac or other smaller items.   The last ones i did, i put the lights on an occupancy sensor and a timer on the outlets.  The problem I am having is that if someone wants to trickle charge i have to remove the timer.  I don't really want people running fridges/freezers or electric heaters (these are metal non insulated units).  I thought i could put a 10 amp service to each unit but you could still run a 750 watt heater. 

Does anybody here have any recommendations of electric monitoring meters that hook up the internet and are easily monitored or shut off after a certain kw limit is used.  

I don't really want to have the electric company put in individual meters on the unit because the meters are a base price of $30 per month and that would drive up my rental price vs the competition.

Any ideas or suggestions would be great!

Thanks! I have a demo scheduled with app folio Tuesday. I will schedule one with Propertyware. What is PMW? I wonder why they don't have there own showing setup like show mojo. I will have to check out tenant turner, show mojo is a little glitchy. I really appreciate your time.

I was hoping to start a current discussion about rental management software options.  I currently have 75 units and I am under contract a 50 unit building closing soon.  
My current setup

Advertising: A crappy locally made website that uses show mojo plugin to show vacant properties, contact us page, and a generic Cozy link $500 one time fee https://couleeregionapartments...
Showings: Show Mojo (posts vacant units, auto schedules them based on my nanny\showing lady calendar) $69 per month https://web.showmojo.com/
Rent collection: Cozy (online rent collection) and drop box at office Free https://cozy.co/
Accounting: Quickbooks online Sync's with bank account and credit card (pain in the *** splitting deposits to correct address rental income sub accounts) $12-20 per month https://quickbooks.intuit.com/...

I am hoping to start a discussion w/ a owner that has made a switch to a system that they are happy with that does things automatically
- Allows prospects to schedule showings online, (syncs with showing persons calendar, text current tenants, makes prospect confirm text)
- Accounting system that syncs to Quickbooks to make my account happy
- provides a nice website
- pushes new listings of current property to Facebook market place and other relevant non Zillow places (not paying zillow anymore money than already do - I am realtor ;)
- Auto sends lease renewals letters/e-signature leases with renewal agreement

I put it in my non standard rules section on using cozy.

I am not sure if cozy is FDIC, it's probably something I should look into.

I don’t like Venmo because it doesn’t keep a ledger like cozy and then I have to do another step in cozy be recording an off line payment.

We use cozy because it’s free and easy to use. Cozy makes money on farming your money out for 6 days so if a tenant pays on the first you get your money on the 7th. So I have my mortgages setup to pay on the 8th.

If my tenant doesn’t want to use cozy I will charge them an extra 25 per month.

I also have a drop box for anyone that’s 75+ and doesn’t have a computer or for inherited tenants.

The only way we allow pets is if we buy the building and “inherit” them. Most of the time we reno the apartments when the tenants move out then we don’t allow pets back in. If we have to much on our plate and can’t do the reno we may put a pet back into a unit. I am wondering if I should change my view point on this, I have heard you turn a one year tenant into a 3 to 4 year tenant. More importantly how did you get a new duplex to cash flow?!?!
