Thanks for the links. I would love to attend the meetup. I currently have a conflict for tomorrow but I am looking into the possibilty of moving it earlier in the day. I will add it to my calendar so at minimum I will be able to attend in the future.

@Dan Mackin I like the idea of passive income and some of the tax benefits. Flips seem like they might be harder to do since I feel like there is more to learn.

As for financing the current plan is a bank loan. Definitely an area I need to learn more about. Any recommended reads?

Also a newbie to real estate investing. Currently trying to take in the huge volume of information here.

I am currently drawn to the buy and hold rental strategy. However I am worried about finding a property that will have positive cash flow since northern Colorado's market seems a bit crazy (At least to my unexperienced eyes).
