Question: would it be possible for someone to help me by pulling a report list of expired MLS listings (over 100) days, of sellers who bought between 2018-2021? Preferably with VA or FHA loans. This is for Tennessee in state only.

Thank you for responding.  If you don’t mind, it’s super appreciated.  Our property address is 1185 Nashville Pike Gallatin TN 37066.  We bought this as residential and turned it commercial into our business (Ot was zoned MRO when we purchased it June 2022).  It now hosts 5 office space, just under 2000k sq ft, parking lot added; remodeled and updated everything inside, floors, kitchen, bathroom and added another bathroom.  The photos on Zillow are not new the way it is now.  Please let me know if you would need anything else to properly review.

Hello,

Does anyone have suggestions on places to find good ‘Sold’ comps for a commercial property?  We’re refi-ing our office/business and need to find additional commercial comps in our area, but through all the main real estate apps, LoopNet, Crexi etc, none show as ‘Sold’.

Hi BP folks,

We have a newly renovated property where we converted from residential to commercial via an MRO zoning.  We now have a 5 office space property.  We need to find good commercial comps nearby and need more resources to best find comps aside from LoopNet, and other real estate apps like Zillow, realtor.com, Redfin, etc.  much appreciated.   Ryan Vaughn

Hi All,

Question:  Are there liability issues with medium-term rentals having amenities such as a gym room, garage gym, etc?  I understand it is recommended to have great amenities for rentals as this, vrbo’s, etc.

Welcome to the area.  Have you tried Rein?  Real restate investors Nashville?  Check them out for networking events in each surrounding county.  You can follow them on FB and subscribe to their emails and see the events calendar.  Hope this is helpful.

I’m newer to posting in the BP forums, but have been listening and following for many months. My partner and I are beginners in investing and while that’s in progress, I’m interested in wholesaling via assignment contracts. Looking for guidance in TN, legal protection/guidance, and basically ins/outs of the process. Being involved in real estate investments, property management, etc, I’m ready to earn an income that will allow me to break free from my 9-5.
