I'm going to echo a few of the answers above. If you're going development or value-add, obviously you're going proforma. On stabilized trades, I'm not seeing much proforma consideration being baked into the deal unless there is heavy turnover in the near-term. 

Over the past year, I'm seeing a drop in rent-growth projections to model out less momentum of rent growth, and even some potential reversal slightly. 

In all honesty, you couldn't do a blanket statement to cover the US as a whole. There's too much variance city to city and changes are frequent.

How granular are you trying to get? 

BP has a few calculators, but if you're looking for full-blown excel models I can point you in another direction.

How do you make money off fully-amortizing debt at 0% interest? 

If anything, the seller is losing money considering time value of money and current headline inflation of ~8%. 

Hard to trust the motives here.

I know they were active pre-2021 in the Mid-West on small SFR portfolio/blanket loans. Had a few clients to referred to them for 10+ property portfolios on a per-door basis of $75k.

@Chris Seveney wait... you don't structure with 99% LP contribution, 5% pref rate, and 50% promote? Leaving money on the table 

I'd take that for 90% LTV.
