@Julie Hartman I always let them know we don’t accept a co-signer. But that makes sense to make it a standard across the board to avoid discrimination. I’m just not sure of the Ohio laws regarding this topic but will definitely have to do some research. I wanted to get an idea of how others handle this. Thanks a lot for the advice!

Can you deny a tenant that does not meet the rental requirements but has A co-signer? How do you handle that? TIA.

Hello All! No one seems to be able to answer this questions. Let’s say you have a minimum credit score of 600 to rent a home. A couple or two friends decide to apply. In this situation, one has over the 600 credit score, but the other does not. With that being said, both their incomes are needed to meet the income requirements. How do you handle this? Do you deny them both? Do all applicants over 18 have to meet all the requirements individually? I have been stuck on this on for awhile. Any help / suggestions would be greatly appreciated.

When meeting requirement such as income, do you go based on combined income of all applicants? Does it change based on relationship? For instance, do you require it differently for a Married couple as opposed to 2 friends renting together? What happens if they fight and one leaves the property and the one remaining didn’t meet the income requirements alone? Does anyone know the law on this in Ohio? Typically, I Like all applicants to meet the income requirement as if they will be renting alone. Is this not the way it should be done? Also the same goes for credit score. What if one has the minimum requirement of 620 and one has just below. Do you deny the person with the one lower than the requirement even though they are renting together? Any advice would be greatly appreciated.
