@Brent Ryerson Did you end up working with JR? I'm curious to hear how this turned out.

Hey there David. I'm also a new local investor in the Concord, NC area. I have been looking for a meetup but there seems to be none around. It may be worth it to both of us to start one up. I am an IT professional in the same boat as you. We have a small savings to invest with but have not found any deals as of yet. A group to propel us in the right direction using collective thinking would be extremely beneficial. If its something your interested in let me know. I'm sure we could find a few other novice investors and a mentor or two to join the mix. 

Thank you everyone for the recommendations! I love audiobooks so I will look him up @Emily C./. I have heard a lot about Superior school @Brent Zande and @Sophia Griffies. I will definitely look into this. 

Post: Ready to purchase our first deal!

Hello everyone,

My Girlfriend and I are finally ready to purchase our first deal. I would love to get some opinions on the different approaches to this. 

Currently we have a home we own with a mortgage that is less than half what it will rent for. We are working on finishing some repairs to get it rent ready and we will be using my VA home loan to purchase a duplex-fourplex (to live in) if we are able to find one that will cashflow. We also plan to use the $40K on a home equity line of credit from our current home to purchase another duplex-fourplex.

This will be our first set of rentals so I wanted to see if this may be a bit to much for us all at once. We both have full time jobs and I work a lot of overtime since I am in IT. We will have about $10K is emergency money left on the home equity line of credit after the $40K. 

I had also thought about trying the Brrrr strategy and using my $40K for the repair and holding costs but i dont have a contractor to work with at the moment that I know. If anyone has a contractor they work with on a regular basis they would like to recommend that would be fantastic. 

We do not plan to pull any money out of any of the properties for about 5 years so we can build up a large buffer for each. 

Any recommendations or opinions would be greatly appreciated. Thank you!

Hello Everybody!

I wanted to see what the most effective (not popular) books were on credit repair and getting your credit as perfect as possible. 

Thank you Chad! That's a fantastic idea. We have been looking through the training programs for a few places and hope to have the opportunity to talk with some of the instructors at each. We plan to both take the test at the same time and then she will make the job transition while I act as the anchor. I'm curious to see how well she does as an agent. We are always looking to meet more like minded investors. 

Hello everyone!

My name is Ryan Strickland. I am new to real estate investing and wanted to get some opinions on training/studying for your North Carolina real estate exam. My Girlfriend and I are both looking into this. She would be making a career change out of it. I know that you need 75-hours of pre-licensed training and then once you have your certificate you can take the test. 

My question is where would be the best place to take the pre-licensed training, both online and in person.

Anyone who is also looking to start the course in the next few months is welcome to study with us. I find a group learning experience has always been the best method for me. Thank you everyone!
