Leads to your second question; pony up for the zinsser. You will never look back. There is a reason it is so much more expensive: it is the real deal. May take a couple of coats.

Before I would seal the concrete I would get down and smell on hands and knees. It can absorb liquid but might as well make sure it doesn't need it before going and doing extra work.

Since you are doing the subfloor, I assume you are replacing tack strips, base, quarter round. Those hold way more odor than you can imagine. Might consider the first few inches of drywall too. Best of luck!

Yes absolutely, the tack strips are coming up today. The property doesn't have baseboards but I am worried about the area where the floor meets the walls because it seems to be a "hot spot" judging by the darkened color of the tack strips and could potentially harbor some odors if they seaped into the seems. I'm not sure how to proceed. Should I spray the zissner where the floor meets the walls to help seal the odor?

 any trouble renting the place with the smell still there?  I guess one option is to do my best to get rid of the odor but if it still lingers after all the work is complete I could just re-rent it to pet owners.  If you can't beat em join em right

I'm looking for some help on getting rid of urine odor in a two story town home.  I did a search but it seems there are so many opinions out there and I was hoping to get some info from some landlords who have some experience with the issue.  My inherited tenant moved out recently and the unit reeks with urine.  They had several kids and one dog. I'm nost sure if the urine is human or dog.  It hits you like a brick wall when you walk in the front door.  I've identified the problem area to be in one of the kids bedrooms.  All the carpet and padding has been removed.  I am currently replacing the wood sub floor in the problem bedroom.  The smell is getting better but I can still sense it.  I can't put down a new floor until it passes the smell test.  Ill be going in tomorrow night with a black light looking for problem areas.  My questions are:

1) What is the best odor neutralizing product out there?  I've read to use white vinegar, hydrogen peroxide, nature's miracle, odorxit, bleach solution, etc the list goes on and on making my head spin.  

2) Kilz original oil based primer VS Zissner BIN shellac?  which is superior for sealing urine odor?  The BIN is about 3x more expensive but it if seals the urine better I'll gladly pay the extra cost.

3) Should I spray the primer on the lower level concrete floor also or does concrete not soak up the urine?

I may have some more questions as the job progresses.  Thanks in advance.
