I started out like you. Listened to all the podcasts and read books for a couple years while I house hacked a few times. Then began to get serious with all of this about 2 years ago.
The catalyst for making big change for me was: After educating myself for a long time I began to socialize some of that with people I knew. The more you talk real estate and business with others, the sharper you will be. Also a great way to make connections. Make sure that, in your orbit, you are the “real estate guy”. It affords you credibility and a bit of an edge.
Make sure you attend meet ups (in person or virtual) and just listen. Offer value where you can and be humble. I highly suggest the Joe Fairless meet up that happens at the end of each month. Usually the last Tuesday.
