Every state is different but I'm guessing this is just your PM policy, not anything to do with state law. "Liability reasons" does have some merit I suppose, as going to the property does increase your personal liability in some way (you won't be able to say you didn't know about an issue to avoid being found negligent, you might do something or say something while you're there which makes you more liable to be sued, etc.), but I would just call that a reason to be cautious and not say much while at the property, not a reason to never go there. My PM inspects once 3 months after placing a new tenant, and then every 6 months after that. They share photos, video as needed and a list of any recommended repairs. Sometimes I like to go get my eyes on an issue. I also stop by my properties occasionally for various reasons and often find things I want to address while I'm there that my PM team may have missed. My PM does a great job overall, and I stay out of their way but that doesn't mean I never go to my properties. I like knowing what's happening and the best way to make a decision about something that needs attention is to go there and check it out. Going personally to look has literally saved me tens of thousands over the years, I have many examples of how. If the PM can't at least let you tag along for inspections, and really insists on you never going to the property, I would have to look for a different PM personally.  


 Thank you for you reply. This guy straight up told me No on seeing the property. And again I’m not asking for a blown inspection, just a quick check. Which isn’t worth time but gives me peace of mind.  One more question for you?  Legally is it any different if I send, say, a family member in my place.? Because I do not live here but my family does. Very easy for them to swing by for a 10 minute check.

They did say that they would do extra inspections but at a cost. That’s not really the issue though. He straight up said I cannot go to the property at all. He said “they would not allow it period!” Which again doesn’t seem legal to me. I even offered to sign a waiver.

I understand that the tenet can refuse my entering the house but not the PM.  And the tenet can only refuse so many times. 

The only reason this is an issue is because he didn’t even do the one inspection he was supposed to do during the last lease. So it’s not about “Letting them do the job I pay them for.”  And they are only doing one a year. That’s why I wanted to come in. A lot can happen in a year or even six months, including the air filters not getting changed, because all they do is them to the tenet and the tenet is supposed to do it. He is just trying to keep it close so he can charge me for every little thing. 

Again, I am wrong. Can I Not enter my house when the PM I pay says no??? I feel like that is control he doesn’t legally have.

We have a property that we are using a management company for the rental.  They are telling me that I cannot go into the property since they are managing it. They said if we want an inspection they have to do it. It has to be one of their employees. So, as an owner I cannot go inspect my property or send a family member or someone I trust to do an inspect the property. Even if I called them first and had them let the tenets know.   He said it was for Liability reasons. 

Is this legal?  Shouldn’t I be able to go into my property if it’s ok with the tenets. How do I fix this????

Do all Property managers charge the one month rent charge?  We have a PM that charges the 10% a month but also collects one months rent with each new contract.  Is this normal, and if not, how do I get rid of this? It really cuts into the cash flow of the property.

I was wondering if the Gurus on here do consulting for new people.  My wife and I want to do this, but need some one to evaluate the business startup from our perspective and make/give recommendations.
