Thanks for the reply, Taylor! This is great advice. When you say 75% do you mean 75% of market value plus renovation cost? 

Hey all,

I'll be looking at a potential investment property in my hometown on Tuesday next week. It's a single-family home owned by an older couple who have applied to an assisted living home and will need to eventually be out of the house. I got a tip from an investment friend of mine who knew them. I know they're already willing to sell at a fairly low price, but I still want to be tactful and respectful in how I go about it. I know how much they owe, and I feel like there's an opportunity for a great deal here. It's off-market, positioned to sell below market value. What are some questions you guys would be asking of this couple? With this limited info I've provided, does anyone see any potential pitfalls or opportunities that I might not? How can I be creative about securing the property as they wait for approval in their assisted living facility? Thanks in advance.
