Thanks @Jaysen Medhurst!  We think Carlisle is going to be our best market.  We are also looking at New Cumberland, Mechanicsburg, Enola and potentially Harrisburg.  It's quite a large area but we think each neighborhood has good and bad qualities.  We are anxious to get into our first deal but we are going to be cautious and run the numbers.  The rent calculator helps take the emotion out of the analysis.  

Hello, @Jaysen Medhurst. We will definitely keep you updated! We are extremely excited for this opportunity to talk with the bank. My good friend from college is transitioning into a commercial loan officer for them and it sounds like they are excited as well. We will be looking for an unsecured LOC however, we are hoping to contribute $20k in a CD or holding account to secure the financing. From everything we researched the LOC could allow us much more flexibility with purchasing and rehabbing.

That is awesome about your wife and FIL.  Camp Hill is a cool little town.  We plan to be here for 20+ years so it would be great to invest here and the surrounding neighborhoods.

My wife Megan and I have wanted to get into real estate for the last couple of years and decided to finally take it seriously. My background is in accounting and Megan works in the medical field. Aside from purchasing three personal homes we have minimal experience in real estate. We have been listening to podcasts, reading guides, watching webinars and digging deep into the BiggerPockets bookstore. We currently have a meeting early September with a local bank to present our business plan and to discuss financing options. We are not too worried for traditional financing but would like to obtain a LOC to increase our cash velocity for purchasing rental properties. If you have any experience presenting a business plan we would love to hear your experience!
