@Jerry W. That’s crazy. Must have been very stressful. I have shopped around for different insurance on two houses because they had asbestos siding. The siding was in perfect condition so I wouldn’t accept that I had to replace it. The roof I did because of them was a mistake. I should have shopped around, but I already did it. The other roof needs done yesterday. The previous tenant got up on the roof and screwed a metal overhang to cover his grill directly into the roof- at the same time completely tearing a layer of roll roofing off with his feet.

@Angelo Mart. I do (and don’t). Truth is - I had it saved then a house came up that “I had to have.” I chose to use the emergency fund money for a down payment all the while knowing it was a poor decision, but convincing myself that I would just save it up quickly again. That can go on an entire laundry list of bad mistakes I’ve made along the way.

@John Morgan. Sorry to hear that. It’s hard. We will make it though. I will probably sell a few of mine off to pay off a lot of the debt and build it back up a little slower. I’ll let you know how it’s going. What’s your plan?

@Linda Lovely. You have issues. One trashed house did not sink me. If you read - it’s was part of the accumulation of issues that happened in the last four months. I’m also not sunk - just feeling anxious because I haven’t gone through this big of an issue yet. I have been growing too quickly as another person pointed out. That’s where all the money has gone. 25% or more down every time takes it toll if you don’t keep good reserves.

I didn’t ask the question to have someone like you troll. Please go somewhere else while I get great information from all these other people who have encouraging things to say and helpful information.

@Linda Lovely wow! You made a ton of incorrect assumptions there. This is in the middle of a small town in Iowa. Low costs and low rents and no competition.

@Jay Hinrichs. You are 100% correct on your assessment of my properties. They are all older properties. Most in good shape but older properties have constant hands on. The first one I did - I spent the money to remodel front top to bottom and I have just collected checks from that point on. The free and clear property is not worth much and needs a new roof. It would not get me out of the debt. I understand what everyone is saying though about going too fast and getting into debt which is very difficult with the type of property I’m collecting. I can feel it. I think I will go through the properties I have and figure out which ones make the most sense to sell and start over with whatever is left.

@Jay Hinrichs. I’m a trained roofer who 10 years ago could have easily handled it. I’m now out of shape and bad knees and back. Don’t think I would move for a month after trying it.

@Wesley W. I’ve spent over 30 years of my life doing construction and remodel work for a job and on the side. I owned a roofing company at one time. The knowledge on how to do the work is not my issue. I do tons of the work myself. The problem doing a roof on my own is a knee that is blown out and a bad back from abuse. I also have a full time job (salary so working overtime doesn’t help) and a family of 5 that needs me too. I already am working 60-80 hours a week. I can’t sustain that without sacrificing health or family- which isn’t worth wealth.
