Hey everyone, I'm looking for information on the best way to structure a lease option on a primary residence that I'm trying to sell. I've been contacted by a couple who is interested in the property and they inquired about the possibility of a rent to own/lease option. I've never done a deal like this so I'm looking for advice on the best way to structure the deal and avoid mistakes. Thanks in advance

My FI number is 12k a month.  This would more than replace my w-2 earnings as well as my wife's w-2 earnings.  I have two young children and wouldn't  mind having a 3rd but kids are so damn expensive lol.  I'd love  for my wife to be able to leave her job so she could be home with the kids (this is what she wants lol).  Closing on a three family next week so just starting now but hoping to hit that number in the next 5 years or so.

Thank you for the response Henri.  I listen to podcasts and and read tons of real estate related books (commercial multi-family related books).  I was wondering if you had specific resources or books dealing with commercial office type properties or if you learned that from BP as well?  Thanks again, Ryan

Filipe Pereira thank you for the response. I'm currently looking for mutli-family/commercial residential properties with a value add opportunity. We are looking anywhere in the greater Hartford area as well as Western Mass. Our goal is to cash flow at least 200.00 a door, 12% cash on cash return and looking to execute the BRRRR strategy once we have the property stabilized. Quick question.  I've been analyzing multiple deals daily and wanted to ask the other investors how they make their offers?  I've been using the bigger pockets rental calculator because I'm interested in buy and hold real estate for cash flow, and my goal is to get at least $200.00 per door and a 12% cash on cash return.  Once I get to the max amount that I can offer to still meet these requirements, how much lower from that number should I make my original offer (knowing that there is going to be some back and forth between the seller and me)?
