I am a beginner at purchasing distressed properties. I have one I am interested in that's listed on the MLS. An investor purchased the house at the end of last year and it's now back on the market without remodeling anything. Red flag? The sellers disclosure states "NA" in all locations and is no help. There is no electricity or heating/cooling turned on in the house. It's been on the market for over 150 days.

With that being said, what steps should I take prior to submitting an offer to protect myself and my investment? Request inspection prior to purchase? Make offer contingent upon inspection? Meet GC at site? Any help is very much appreciated!

I hear all the time, mainly from people who aren't professional house flippers, that you can't make money flipping a house listed on MLS. All the good flipping homes come from foreclosures, short sales, etc. I've found a few houses listed on MLS.. when running the numbers look pretty good. Does anybody have good or bad experience with MLS?
