i'm looking to automate my direct mail better.  i cant seem to find solutions for drip campaigns for my postcard mailers.  does anyone have any suggestions?

is/has anyone buying cryptocurrencies with their IRA account? i've read that the most IRA custodians will require you to setup an LLC within your IRA to purchase cryptocurrencies like bitcoin. my ira is setup with an llc already, im wondering if that's possible to purchase some crypto's with that llc.

Hey guys, we are purchasing a property in a land trust and then reselling it immediately to the end buyer.  What documents are needed to transfer ownership of a land trust?  I believe we need to do an assignment of the beneficiary and an appointment of successor trustee correct?  is there anything else and/or anything needed to protect ourselves?

hi @Jason Bott, thank you for your reply.  i spoke to 3 insurance companies.  one came back with a quote already at a little over $1,000 for the year.  Apparently this is ho6 coverage and is for "inside the walls".  im told insurance in FL is high but that seems excessive.  the value of the condo is only 50k-60k

hi @Mike Delprete, i do not have a property manager.  since this condo is in FL (and the only unit i own out of NJ), i don't have an insurance agent.

hey gang, my ira owns a condo which is going to be rented in 1 week.  my lease says the renter needs to have renters insurance, however, do i need to get insurance as well?  if so, what type of insurance should suffice?
