I haven't decided between BRRR and turnkey! Do you have thoughts on pros and cons?

I should say, I have read books and received education on real estate investing in the past but am trying to catch up on the current trends and practices that are successful.

So far I have only looked at property that is local to me. I know that there are opportunities everywhere that I should consider but there is a level of comfort for me in starting local. I know the market, I know service providers I trust, I have a local real estate agent who I like ... but again, willing to consider my options as I gain more knowledge.

Hey Folks! I've decided it's time to take the plunge and get started. I've been telling myself for decades that I want to get into real estate, but I got burned early on and have been very hesitant to get back in the game. It's time though. I turn 40 next year and time is passing by too fast to wait any longer. I'd love to make some connections in here, if there is anyone open to offering some advice on finding my first rental property. I need to increase my cash flow so that's the primary goal.
