Property in Los Angeles, CA. Tenant who is generally obnoxious but paying on time. Now asking that her mom who lives with her for past 2 years, now can't go up 3 steps to front door due to her knees. Is asking me to install a support railing on those steps.

Who pays for this? Am I obligated to install railing?

Also she is hosting Zumba sessions in the backyard without my permission with about 20-30 people. When asked got defensive and angry saying that she has every right to host friends and I can take her to court if I want.

What are my options?

@Jason Hsiao thanks so much. I didn't think of the LLC role in owner occupation.

But can you really evict tenant for owner occupation during the current moratorium? Or need to wait until later in year?

Dear Friends,

Purchased our first multi-family rental couple months ago and unfortunately already having significant issues with a tenant. The property came with a month-to-month lease, and we haven't signed a new lease with existing tenants as we are in process of creating an LLC and converting title to LLC. The problem tenant has lived for 11 months, and I have heard that evictions become a problem after 12 month stay.

Any recommendations for a Los Angeles Area Attorney who specializes in evictions and whom forum members have had experience with?
