I wouldn't buy it site unseen. Rent seems to be going higher around the area.

I don't think mobile app users can see the numbers so I'll just break it down here,

ARV - $125,000
Current Monthly Gross (without storage) $1700 - 680 (40% - vacancy, capex, repairs, property manager) - 785(PITI) = $235 + $160 (2/3 storage units being rented) = $395 monthly cashflow

If we were to rehab it up, 

ARV - $150,000
Potential Monthly Gross (without storage) $2,200 - 880 (40% - vacancy, capex, repairs, property manager) - 983(PITI) = $337 + $160 (2/3 storage units being rented) = $497 monthly cashflow

I'll have to check with local, but because of my area, i get a feelings our estimates typically come up higher.

I'm an accidental investor, turning my primary to a rental. After 4 years, I'm able to extract some equity out of it (my downpayment), and looking to invest in a LOWLOW income area.

Found a duplex, sight unseen, but the numbers look good (so far). Duplex is listed for $125ish, current tenants is paying $850 and $900, not section 8, with additional storage rent (2/3 rented out at $80/each).

Q1-I feel like my math is missing something. Here are my numbers,
