@Russell Brazil Yes sir, you are correct. I created this post from an emotion called fear and not from reason.

@Guifre MoraI...I over reacted. First time homebuyer emotions got me. The cost to resolve issues are negligible. Seller is getting an oven install for approx. $500 and they were quoted $800 for ceiling repair. Offer was renegotiated so that they pay the above amounts less of my closing. Seller paying closing; now I am responsible for $1300 of the closing. Hopefully repairs are made in time for original closing date.

@Michael Noto I'm attempting to use a FHA loan.

Attempting to buy a duplex. Planned on signing papers on the 26th of February. Appraisal just came in and they denied it because in one of the units the livingroom ceiling is sagging and crack slightly (just the drywall material not joist) and is missing a oven/range. The other unit is ready to move in. I am buying the duplex as my primary residence to house hack. Currently waiting on a response from the seller, what are my other options? Can I go with another mortgage officer; or will all appraisers deny the loan based on a 3 foot crack and an oven/range missing in one unit? Thanks for advise.

First off thanks for all responses! Scenario: vacant residential lot in baton rouge, la 0.25 acres. attempting to buy for personal use. Located absentee owner through county clerk. Contacted him to make offer and he informed me that he'd be willing to sell but the lot is owned by him and his ex-wife, and that he doesn't have any means to contact her. Wondering what our options are; is he able to sell without her?
