Yea, and there do seem to be several but I don't know if they technically just renovated the existing non-conforming structure or what.

Anybody gone through the process of applying for a zoning variance in Atlanta? Would appreciate any tips or advice on the process.

I have a property in O4W that currently has a non-conforming building on it from like 100 years ago. Plan is to teardown and build new but I'd really like to avoid conforming to the current front setback rules. The current setback is ~10 feet, which is in line with basically every other structure in the neighborhood. But zoning says I have to back it up to something like 25 or 30 feet. Any chance this variance gets approved?

I'm out of state and doing my first rehab. My contractor is someone I've known for a long time, but this is our first time working together. So far he has been great, but demo has just started. I'll keep you posted toward the end see about recommending!
