Hi Laura!

I'm an investor in Omaha, NE and a licensed realtor. I am one of 16 agents (out of about 850) in the residential investment division of Omaha's Berkshire Hathaway Homeservices. Omaha is a great market to invest in. I have investors from all over the U.S. tell me we have some of the best numbers they have seen.

Rural areas are hit and miss. I bought a property for $45,000 that rents for $650/month-to me those are great numbers! I think it really depends on which rural areas-on the outskirts of Omaha like Ashland, Greenwood, Plattsmouth, Waterloo, Blair, Ft. Calhoun-these are areas people desire to get out of the city but be close enough to commute for work and then numbers can be great! So long as you get good tenants.

We have one of the lowest unemployment rates in the country-lower than the other cities you've mentioned and almost half of some of those. This alone is a great reason to consider Omaha high on your list. Steady work force=steady rent (in theory). We have great colleges too-and prices around those colleges are decent, usually you can find a 3 bedroom 2 bath home below $200k near the University of Nebraska Medical Center, University of Nebraska Omaha, and Creighton University. Medical/Dental/Law students make great renters!

I have had dinner with Kevin from Red Key. I really like his approach to property management. Many companies want to just fill vacancies. Kevin wants to make the cash flow work for the owner. I can tell he has the property owner's goals in mind. However, he is getting large and I'm not sure he is taking on new clients.

Several of the investors I work with live out of state and it is very important to have someone you trust here in town to go view properties for you. YouTube some talks from Warren Buffet. You’ll hear him say multiple times to invest in single family residential properties in a city with a healthy economy and low unemployment rate.

My husband and I diversify our portfolio with life insurance, 401k, mutual funds, etc, but our main focus is SFH. I am a real estate agent (I work mostly with investors) and my husband is in investment portfolio management and estate planning. I would like to have 15homes paid off by the time I'm 45 making at least $200k net Income on RE alone. I know I'm not suggesting as much as other people on this post but I believe so strongly in real estate long term holds as a tangible steady low risk investment-just wanted to share with you. Also I'm from Omaha NE and our single family home rentals average $120k purchase price. Feel free to PM me if you'd like to know more about investing in real estate in the Midwest.

@Kevin Cespedes you should check into a local bank in house loan or commercial loan. The banks board can discuss your net sheet and financial statement and business plan to approve you. This would mean you wouldn’t have to qualify for all the rules that most lenders have. If you plan to continue buying I would highly suggest writing up a formal business plan and building a long term relationship with a local bank for In house loans. Hard money lenders are another option but their rate may be higher....

Post: Move in fees? Do you suggest all landlords do a move in fee?

@Charlie Moore I’ve never heard of a move in few. Have you checked your local landlord tenant laws? I know there are laws for how much you can charge on pet deposit and rent deposit. Be sure to have your lease reviewed by a local real estate attorney

@Aaron Port-this changed about two years ago. It doesn’t matter if you have income based payments or if you are in deferment....the debt counts to what your payments are supposed to be. There are special programs for people with high student loan debt like doctors and lawyers. Maybe check with a small town bank in house loan.
