Depends exactly on what you would like to do, but Conventional, FHA, non-income-based programs, etc.

Basically, what it is exactly that you want to do, there's almost always a way to do it. It's just a matter of finding the perfect program for the borrower.

House hacking is awesome and I would suggest it.

Florida, especially Tampa, is a hot market. 

You are smart to be wary of insurance, it is skyrocketing right now. However, with the right property, it can be worth it.

As far as NJ is concerned, I do not know anyone doing it. 

I do have connections doing it in Georgia.

However, if you are planning on doing MTR or STR, I have connections for financing that could potentially benefit you.
