@Neil Aggarwal that was my first thought.  But again, I've never started an entity so I wasn't sure that would even make sense to do.  Thanks!  I'll definitely look more into that process.

New investor here, and I'm trying to learn about all my financing options while I'm searching for a buy-and-hold investment.  I have a handful of friends/co-workers who would love to invest with me, but each of them only has $5,000-$10,000 to work with.  Is it worth our time/effort to include them in potential deals?  I want to say "yes," but how to go about doing so?

My goals are monthly cash flow, and I've been looking at properties (mostly duplexes) in the $70,000-$120,000 range.  Could I pull two friends together and with me split the down payment three ways offering them a return on their money or ownership in the property?

What would you do?

I've been actively looking for my first deal and in doing so I've been talking real estate around the office a lot.  One of my coworkers has expressed interest in investing with me but says that most of his money is tied up in various investment accounts.  What options does he have if he wants to get cash for real estate investments? Specifically he has:

401k: ~$110,000

Mutual Funds: ~$15,000 (was $30,000+ a few years ago)

Traditional IRA: ~$35,000

I've heard of moving money into a "self-directed IRA" but I'd like to hear from those with more experience. What's your recommendation? Thanks in advance!

Tyler Flagg , thanks so much! It's nice to see someone has already started walking the exact path I'm setting out on. I started T-6's a while ago. I was 10 flights from track select and got thrown on med hold. No big though, I'll get back there! I do have a few questions for you if you can field them. How have you financed your first few properties? I would LOVE to find a $300/door cash flow property. How did you find yours? Being military you will eventually become a long-distance landlord. Do you immediately place your properties under management or do you manage any yourself? Thanks in advance!

Cale! Thanks for the reply.  Funny thing, I spent the first 17 years of my life in Columbia, SC.  My parents still live in the Blythewood area.  I really like South Carolina!

I've been doing my best to get a feel for the market but I'm still at that point where I don't know what I don't know.

I've been lurking around silently on these forums for longer than I'd like to admit despite Mr. Turner's constant pleas for us to "jump in."  But enough of that nonsense!  So . . .

Hi everyone!  My name is Ryan Moran (not to be confused with Moron).  :)  I'm a 23 year old 2nd Lieutenant in the United States Air Force.  They'll let anyone in nowadays, haha!  I have no previous real estate experience but that's why I'm here.  A few months back I read that Kiyosaki book I'm sure you've all heard of and it opened my eyes to the wealth building potential of long-term investments and real estate.  Since then I've been devouring the podcasts and forum discussions like fat kid in a Twinkie factory.

I'm ready to get out of analysis paralysis and take my first steps towards achieving my financial goals, so I'm sure you'll see me around here more often.  Additionally, I enjoy skydiving, BASE jumping, motorcycle riding, and long walks on the beach.  If you're in Northern Mississippi or Alabama you should hit me up.  Thanks for reading!
