Has anyone had any luck with investment properties in East Richardson?

It really seems like West Richardson is getting saturated and I expect that at some point this will bleed over the highway to East Richardson and Berkner High School.  When I look at comps and rental rates in East Richardson they look a lot more wild than those on the west side.  At least on the west side there seems to be some consistency in Rental Rates/SF.

Thanks for sharing!  I am going to try to get over to the building code department next week to see if it is something permissible in the neighborhood.

Hello BP!

I am closing on a house in West Richardson that has a garage that needs to be totally replaced.  I was thinking I may take this opportunity to build a little bit larger garage with an apartment above it.  Does anyone have any experience with the building code department in Richardson and if a structure like that would be approved?

The current garage is 20x20 and detached from the home.  I would probably do something more like 20 x 30 with a 2nd story.  It is set on the back of the lot next to the alley.

You should consider working with a seasoned investor until you get a good feel for this business. There are plenty of horror stories here on BP of those who "jumped in" to investing before they were financially or educationally ready and it cost them big time. There's much more to it than meets the eye so reach out to a local investor for guidance, and remember that working with a pro will mean you get a small portion of the profits and the pro will get the majority...it's the price of education.

What does the purchase process usually look like?  I imagine it's a little more than a peek at the property (maybe no peek depending on the deal) and a handshake.
