It was a HUD bid. Auction ended 26th and I was awarded contract at $35,750. House has been cleaned up. Copper was taken from breaker box and a few holes in ceiling Sheetrock. I already have a deal in my pipeline I'm rehabbing as a rental, so I'm offering this as a wholesale deal. If no buyer I will rehab and rent.

Just put under contract from HUD bid 7/26/17. Offering as a wholesale deal to investors looking in the Tulsa area as my 2nd exit strategy. I have until August 23rd before I can start the rehab process, so property is available for wholesale until then.

Great investment opportunity in nice C neighborhood. Needs new electrical, HVAC, and water heater. Structure, foundation, roof, siding, walls in great shape. Wood floors in living area, hall and bedrooms in ok condition and can be restored. All subflooring/walls in good shape.

Estimated repairs 18-20k. ARV $81,000.

Hey @Melanie Tribble, that' a good question. This is actually my first BRRR, and I won't be pulling enough out to make extra money, so I haven't dealt with that yet. I would ask a CPH to be sure, but I don't believe the IRS considers money from a mortgage or ELOC as taxable income, since you're boring it. If you sell the house and make profit then it will definitely be taxable, unless you do a 1031 exchange and buy a new property with money.
