@Crislie P. Get out of the habit of waiving late fees, period. It's a great way to get sued for discrimination by selectively enforcing who gets charged and who gets a pass. Even if it has nothing to do with any of the protected classes you can still get nailed for it.

With that said, it's easier to enforce late fees when you can use that as your reasoning and take yourself out of the position of being the bad guy.

If you don't already you should have a clause in your lease that requires renter's insurance. It would cover his clothes and possibly your building if it burned down due to his negligence. Common cause of dryer fires are lack of cleaning the lint filters or drying something flammable (both operator error).

I thought I might end up having to build out my own site and that appears to be the route to go....was hoping I was just missing the privacy feature option on some of the bigger established STR sites. I appreciate the input!

Just keep doing it. It gets emotionally easier each time. Still a total pain, but easier to cope with :-)

@Jeffery Wilen I appreciate the info but I need the working calendar/availability function so they can see actual available dates. If Uncle Joe wants to come "sometime in March or April" I want him to be able to see that half those weeks are already taken by other family members and then he can book from what's left. 

I've been using a Google Calendar thus far and it's pretty clunky. I was hoping to migrate everything over to an actual STR site so I can have pictures and full booking functionality but it seems there is no way to accomplish that all in one site without making it wide open to the public. Even with an "approval only" option switched on it's still public and I'll be dealing with denying people all the time which I want to avoid.

Having very little experience with Short Term Rentals:

Is there a site (AirBnB, Lodgify, etc) where a STR can be listed but not searchable? I want to be able to send a link or invite to view and book only to a select individuals (mostly friends and family). I don't want it visible to the general public.

In addition to the rehab costs mentioned above what's the tenant base like? If you need to hit the ground running with positive cash flow but then end up having to evict some or all of the inherited tenants for non payment or bad behavior then rehab each vacant unit before re-renting you can end up behind the 8 ball in a real hurry.

I've scored some really good deals buying properties full of nightmare tenants but I've also nearly gone broke doing it when not accounting for the costs that go along with that.
