If you are acting as the PM then an LLC is useless as they will sue the PM company and person managing the rental (which is you) so you just lost your asset protection anyways.

Yes people are litigious but you can search 2M BP posts and see how many people were sued on a single family rental for something that is not covered by liability insurance.

Hi all,

My name is Ryan and I live just out Denver in Commerce City with my wife, 2 boys and 2 dogs.  I've bounced all around from the Midwest to SoCal to probably our final landing place here in CO.  I don't have any rental properties but doing everything I can right now to learn and get my first.  I don't know exactly where I want to invest yet but I have family in NM, WI and MS, so might start looking there.  The housing market here in Denver is crazy which is a good and bad thing.  It's allowing me to refi my primary residence to lower my rate and get cash out to start investing.  My goal for joining BPs is to learn as much as I can about investing so when I have down payment money, I can jump right in.  I see quite a few mods and others here from around Denver and a bit north.  Hoping to connect and learn as much as I can from local folks.  Always willing to meetup for a beer/wine/whiskey/you call it and chat about investing!
