@Jonathan R. The owner says he has a new water heater and central heating and cooling unit installed within the last 2 years. I drove by the property and outside looks good most work would be laminate flooring, paint and basic cosmetic upgrades.

Current asking price $65,000

Needs $3000 to $5,000 in repairs.

Will be able to rent for around $750 a month in Wichita market.

Property tax is $750 a year.

I am needing help looking at this as a possible first deal.
