How long did you hold this project? And how much was put into down payment versus renovations?

Post: Wholesale Mentor Needed!

Hey man! Hope your journey goes well. I am definitely not wholesaler but I'm also someone who's been seeking mentorship recently and wanted to share a couple things I learned:

- Keep actively looking for deals and getting those reps

- Attend meetups in person and try to have as many meaningful conversations as you can

- Try to reach out to potential mentors with their best interest in mind. The people that you'll want as a mentor have found success in wholesaling. To be a successful wholesaler, they must be busy. So understanding that, try to illustrate the value you can bring to THEM. Why should they mentor you? What's in it for them?

Lastly, prove your committed to the path for the long term, rather than asking them to help with only your first deal. If anyone is going to invest their time in you, they'll want to see that you're truly interested in pursuing the business and you'll maybe be able to repay the favor in the future (ie bring them a great new deal you sourced!)

Good luck man! I totally get where you're coming from. Hope this helped

@BiggerPockets - any chance a mobile phone app is in the works? Truly believe it would be a hit.

I'm sure I'm not the only one who's thought of this. What're your thoughts?

@Ryan Leake Listen to @Bob Ritner.  Ibonds are unbeatable right now.

The worst mistake you can make is going into a direct real estate investment undercapitalized.

Build your stash and educate yourself in the mean time.

Doing my research now and liked what I'm seeing with I-Bonds. The only caveat I've found is the variable rate after 6 months but with the rate currently at 9.62%, there appears to be some cushion.

Appreciate the guidance and hope to see you around the Marin parts one of these days!

Quote from @Bob Ritner:

Funny you should mention that. I just had this situation, as I was sitting on 20k thinking what to do. Given where we may be in this market cycle, and given that where I invest in real estate (SoCal), I can't do anything with $20k. So...... I bought two $10k I-Bonds bearing 9.6%. One in my wife's name and 1 in mine since they have a $10k limit per person per year.

Interested to learn more about this! In a time where investors are looking for more stability, this seems like it could be a solid approach. Any idea what your exit plan might look like for these?
