@Logan TurnerI understand your points on initiative, but I will say that before joining this site, I had absolutely no clue that what I was reading was true or false. There is a lot of misinformation and glamorization out there, so I ask the basics to real, true, genuine people on this site simply to hear the answers from people who aren't trying to sell me anything (whether that be a physical product or fallacies about how easy the task will be!). Thank you for your advice on information seeking and knowing my market, I sincerely appreciate it.

1. Is a house a good deal just because it's cheap?

2. Do you need money (down payment?) to put a house under contract?

3. Is it possible to acquire a risk-free contract with your own terms and NOT break the law?(many attorneys on BP saying MUST go through an attorney) 

Hello BP,

My name is Ryan and I'm currently a Junior in college. I'm an absolute beginner with no network, not much money, and only a base level of knowledge (growing exponentially since joining this site). With all that being said, I still believe that I can be successful. My goal is to close a wholesale deal by THIS May (I can hear you laughing), and I was wondering how everyone thought I should approach this. I understand the level of difficulty in this endeavor, but I've just always believed that if it CAN be done, why not do everything to do it, right? ANY comments, advice, words of caution, etc will be welcomed with open arms!
