I have my sights set on the market I want to invest in and I have a realtor sending me deals, but the realtors are wanting a pre-approval letter with the submission of the offer. How are you guys submitting offers when agents are asking for a pre-approval letter?

In this webinar @ 14:00 Brandon is talking about the refinancing period of BRRRR. He says that he ends up refinanccing, but it looks like when he refinanced he pulled out less money than he borrowed. He was all in at $107k. He only refinanced for 90k. Is that because he had some of his own money in play? How was he able to swing this?
