Zillow likely uses survey results to improve the renter experience and listing quality. While the specifics aren’t fully transparent, consistent negative feedback could impact a listing's visibility. Listings with higher engagement and satisfaction may be prioritized in search rankings. I do know changes to zillow are happening on the agent side soon where reviews and feedback will push you either up or down the ladder

Hi Martin! Here's a breakdown to my best knowledge 

Real Estate Investment Trusts are companies that own, operate, or finance income-producing real estate. Investors buy shares and earn returns through dividends and potential stock price appreciation.

You typically can’t lose more than your initial investment with publicly traded REITs. Your loss is limited to the amount you invested.

You can sell shares of publicly traded reits on the stock market during trading hours. However, the price fluctuates like stocks, so you may sell for more or less than your purchase price.

REIT share prices can increase or decrease based on market demand, real estate trends, and the REIT's performance.

Securing loans with a low credit score is possible through private or HM lenders. Other options include partnering with someone with better credit, negotiating seller financing, or leveraging existing property as collateral. Based off of the sellers mortgage percent or if they own the house outright seller financing or sub2 might be your best bet. Alot of sellers aren't versed in that so if you can educate them you can probably get them to do so.

To protect yourself, I would establish 2 separate agreements one for the construction contract with the lender and another profit-sharing agreement with the lot owner. The construction contract should reflect the actual cost to build, ensuring clarity for the lender. The profit-sharing agreement, signed directly with the lot owner, should outline the terms of splitting the net profits after the sale, including how expenses are calculated and timelines for payouts. 

To safeguard against being pushed out, include provisions for mediation in case of disputes and consider filing a lien or using escrow arrangements to secure your share of profits.

 You should be able to obtain them from the property owner, builder, or public records if they already exist. If not, hire a professional architect or floor plan designer, or use tools like RoomSketcher, MagicPlan, or Matterport to create them. Some real estate photographers offer floor plan services as well.

Foreclosure.com typically lists pre-foreclosures, auctions, and bank-owned properties. For pre-foreclosures, reach out to the homeowner directly or through a letter. For auctions or REO properties, contact the bank or auction house managing the sale. The details are often available on local county records or auction listings.

Hi Kevin,

The BP Rent Estimator typically provides the estimated rent for a single unit unless otherwise specified. For a duplex, you'd likely need to double the estimate if the units are identical. To confirm, compare with comps
