Post: Water Bills

I just received a water bill for 1000.00 and the bill was in my name . It was from my tenants house and i just got it in my mail box. I realize that this is my fault for not know that the water was not in my name ... Corrrect me if i am wrong but it is not the land lords responsibility to pay for the water.? Right?

This i know may be an unusual question, but my tenant who complains about a lot of things is saying that her kids are being bit by spiders and she wants me to do something about it.... Can someone tell me if this is my responsibility???...

Thanks Alacri and Wheatie for the replies! I taking both of you posts into consideration... I am very eager to get this project done but it won't happen with out the money.... Both my posts were pasted from another forum.. That is why my second reply was so fast. Any advice helps me think about things from differently which is great... This is my first time trying to do anything like this so any help is appreciated!

Is my thread not being taken seriously or am i posting in the wrong forum? i know this may seem like very little money for my plan but please remember that i already own the land and it is zoned commercial... I run a business and am trying not to use my funds for the down payment. I want to approach some people to help me with the down payment but i need to figure out how to offer this as an investment opportunity for them. If i offer a 20 % return on 25 k after 18 months is that attractive. Meaning i have 18 months to pay them back 25k plus 20 % .. Any time after that other terms can apply that would

I am in the pre construction planning for a 7600 sq. fr. steel building.. I am currently having a survey carried out to establish new boundaries for the building... I have to present this to the city council first, then i can have the plans drawn and execute. My question is how can i get financed for this loan of 120 k?.. I currently have one mortgage with the house that i live in and own and run a business... How do i attract investors to obatin a 24 k down payment? How should i detail the offer/contract so it is a win/win situation... I will be dividing this building into 5 1200 sq. ft units and renting them out for around 975.00 per unit. i believe i can cash flow around 3200.00 per month after principle taxes and insurance.
The reason i am having the boundary survey is bc there are two commercial lots that i own and they needed to be reparceled first.

Thanks for the replies. I am still running my business in Cleveland and doing my best to be around for my family.. My business season will be coming to an end here and i will be going down to Florida to work with a couple of friends rebuilding a 6000 Square ft. home... Like you said i am making both worlds (warm cold) come together (so to speak).... Last year at this time i did not have a house and now i do... It functions more than a house because i work out of it and store my equipment out in the barn... All the land is zoned commercial and i plan on putting up a steel building in the back (behind my house) for a nicer shop.... Next year at this time i am hoping to have a property in the Carolinas or Florida that i can rehab and rent out or sell.. Just updating everyone on my where abouts... I have been busy this year and plan on moving forward with my real estate plans but it will take some time... The good thing is that i am on my way and i see some light at the end of the tunnel... The only problem is the tunnel seems pretty dam far away lol...O K , thanks again for all the replies everyone .

hello,
if anyone knows of any good property rehab candidates in Florida particularly
Melbourne area (beach side) please let me know.... Me and a partner are looking to do our own. complete rehab and flip or keep as rental depending on location...My buddy owns a company in this area and we just completed our second beach side remodel from 2004 hurricane season.. Complete gutting--roof, dry-wall, floor boards, reconfigured floor plan,and completely updated. Only sub-contracted the mudding, texturing, AC units only, and roof... Could have done the mudding and texturing but why kill yourself?

point is these were homes for customers... we are looking for our own to start... thanks for any good tips..
