Thanks for the message an insight. When you say professional quote do you recommend just paying a trusted contractor to do a walkthrough or do you first recommend getting an inspection to figure out what’s fully wrong/needs to get fixed before bringing in a contractor? Thanks again.

Our close family friends inherited the father's house, but it needs significant renovations. They are unsure of the scope and cost of the repairs. They would like to keep the property, but we're uncertain if it's financially feasible or the best course of action. What are their options? Should they consider selling as-is, finding a wholesaler, or pursuing renovations? What are the potential pitfalls and benefits of each approach? What is a good first step? Thank you!

@Eric Yu I am looking to do a mid term rental house hack in Seattle. I emailed the city of Seattle and they said since the "house hack" has a separate ADU we will need an RRIO. The slightly confusing part is the Business License Tax Certificate. Is this required with the RRIO? The RRIO registration form doesn't reference a Business License Tax Certificate but when I try to apply online it requires you to have a Business License Tax Certificate before getting the RRIO.

My girlfriend and I are looking to house hack (e.g. split house, duplex, single family, or ADU) our first property next summer. We're looking to connect with brokers, wholesalers, agents, lenders, investors, and like-minded individuals who are in this space.
