Thank you for that response. That is helpful and I have a feeling with the current situation that you are right. I need to let her know that things are serious and she will be moving out. It was even noted by the insurance agent when they came out to do an onsite inspection that the tenant needs to leave as they have their things everywhere. Not ideal, but will get through it.

Hello All,

I have a month to month lease on a tri-plex that I own and occupy one of the units. I recently purchased and moved in and there were two sets of tenants that I inherited when I bought the property. I have not received rent and I also want to get into the other two units to clean them up and do some repairs prior to renting again. I have delivered my non-renewal to one of the tenants but I have not seen any progress of her getting ready to vacate the property. What should I be looking to do in this situation? Her last day is November 5th. I know she has the letter so she has the information but I have a feeling she is going to try and ignore it? Do I do a follow up with her and ask how the move out is going etc.? Anything you have tried that has worked would be greatly appreciated. Thank you.

Hello All,

I just took over a new property and plan on living in one of the units for awhile. The current tenant was currently on a month-to-month lease agreement and I plan on keeping that the same when I move in to make sure things are a good fit. However, I continue to have issues with this tenant not meeting me at specified times to get the new contract signed over since we just closed on this property last week. My question is, can I give the 30 day notice to vacate since it is a month-to-month contract right away since I will be living in the building and the tenant is refusing to sign the new agreement and that the old contract as well as my new contract are both month-to-month terms? I would like to have my own tenants screened as well as give me some time to do some work on the unit and add some upgrades for future tenants.Thank you for any input.

I close on my first tri-plex on Monday and am working on getting finalized for new renters. Apart from the standard legal terms of a lease agreement, is there anything that I should consider adding to the lease that would not typically be already written in the contract? Any advice would be greatly appreciated. Thank you.
