Post: Best way to finance a rehab?

Hi all!  So I own a duplex in NY state. I want to rehab both units, put a driveway in, replace the front porch and do some siding work to the house.  Problem is, I don’t have the funds to do such things.  What’s the best way to finance a rehab like this?  Thanks!

So I just closed on a house today, and after closing and giving my lawyer the check, I went home and noticed that my EMD was never allocated into the down payment. My EMD was $6,100, and noticed that they never subtracted that from my down payment. We already closed, how do I get that money back?

@John Teachout When buying the place, a tenant was already living in the bottom unit.  When we looked at the unit before buying we noticed roaches EVERYWHERE, alive crawling on the walls dead ones all over the floor, and the tenants don't seem to live clean, we figured they caused the roach problem.  We renovated the upstairs unit that was vacant and notices some dead roaches, none that were alive.  A tenant moved in 6 days ago and sent me pics of live roaches this morning.  I called a company that basically comes every quarter to treat the inside and outside of the building to prevent them from coming again, it's costing me $419 a year

Hey guys, I recently closed on a duplex.  I renovated one of the units that was vacant upon buying and got a tenant in there.  6 days later, she sent me pictures of roaches in the unit.  Is there a way to permately get rid of roaches or what's the best way to prevent them from coming back??  Let me know thank you!!

So I set up Innago as a landlord and got a new tenant in my duplex, we agreed that rent will be paid every month through Innago.  What I didn't know is that Innago charges the tenant a fee to pay their rent.  I had no idea of this and now I have to physically go pick up rent from her because she doesn't want to pay a fee, which i totally understand, I wouldn't want to either.  Is there ANY software out there that's easy to use and is free to ALL parties.  Please let me know thanks!

@Steven Clark Awesome, What about collecting other data such as eviction reports/credit history and such?  Do these cost money for each check?

@Cameron Tope I do plan on buying more properties, but for now $600/year doesn't make sense for the one that I have now.  But I will definitely keep Buildium in mind.. Thank you! 

Hey guys, so I just recently closed on my first duplex about a month ago, just finished renovating one of the units and i'm about ready to rent it out.  Posted a couple ads via FB and CL yesterday and i'm getting emails and messages already.  So I need to make an application, I will be requiring background checks, credit checks, proof of income and things of that nature.. the standard stuff.  I wanted to ask what's the best software available for these kinds of things, without paying any money or little money if i have to.  Also if there are any tools for collecting rent via an app or something that prevents me from having to go to my property to pick rent up.  Let me know, thanks!

Hey guys, so I'm in the middle of my first real estate deal, a duplex.  Ran the numbers through the rental calculator multiple times with different variances, the numbers are coming out better then expected.  Anyway, I put in an offer, offered 15k lower of the asking price, they accepted.  The duplex is located in a lower-income area in Orange County, NY.  My question is this, once I get tenants in there, what's the best way to write up a lease, is there a tool that helps with this on biggerpockets?  Or should I have a lawyer do it?  What's the most efficient yet effective way of doing this so my tenant feels safe, and I feel protected as well.

Hi guys, quick question, I have a property I’m very interested in, in NJ.  It’s a duplex that is detached, and according to the bigger pockets rental property calculator, it’s got very good returns.  The listing agent has told me today it’s a short sale.  Can you guys give me insight on short sales?  Is it a good thing to buy a short sale of a bad thing?  One of the units has been completely renovated, and the other needs some work.
