Hi Gary,

If you live in it for a year then you can use a FHA. After a year, move and lease it out.

I'm interested in all things North of where 205 and Ridge Rd meet (near the Sonic).  There was a great little 900sq ft house on Fannin St listed at $104,500 last week.  That property would easily cash flow and is representative of what I'm looking for in that area.  1930 to 1980 homes, $80k to $150('ish).

Hi all,

Looking for buy and hold opportunities in Rockwall, TX. The market is extremely competitive right now. I'm looking for 2 or 3 bedroom homes near downtown under $150k. I'm open to the idea of rehabbing. I've seen a couple opportunities on the MLS, but they simply get bid up too fast. Does anyone wholesale this area? Any leads?

Hi all,

Prospective investor from Rockwall, TX here. I’m still in the learning and gathering phase right now, but my business plan is to make my first investment real estate purchase (other than my primary residence) in 2016. I’ve listened to 30 bigger pocket podcasts, read Frank Gallinelli’s “What every real estate investor needs to know about cash flow”, and just ordered Jay Scott’s book on “How to estimate rehab costs”. Just wanted to say “hi”.
