@Michael Nyszczot - thank you so much for the help! This is really helpful, the problem is the distressed seller has until the end of February to sell or they get foreclosed on, so it may be too late.

What are your most effective ways of marketing FSBO? I know Craigslist, sign in the yard, and Zillow. Wanted to hear where you have been most successful.

Analyzing a subject to deal in a small central Texas town. But I need help to know if this is a good property or not. 3 bed 1 and 1/2 bath, $5k to get the property, ARV between $105k-$110k and just under $95k left on the mortgage. Built in 1967 but updated in 2017, 1246 sq ft gross living area, with a 500 sq ft carport attached to the house. Payments (including PITI) are $875 a month.

How would I structure this deal to avoid due at close, and how could I market this after as FSBO? I don't have any current pictures, but I do have the appraisal from 2018.

Itching to get my first deal done, but don't want to buy a bad property. Any help or suggestions would be greatly appreciated.
