Can you explain more what takes effect on Jan 1st?

I have a VA loan on a triplex here in Long Beach that my wife and I house-hacked for a couple of years and now have all three units rented. We are cash flow positive but have contemplated selling to purchase somewhere it makes more cash flow. We just had a couple of months of a vacant unit and it really ate into our cash reserves. That's my advice since you said your property would cash flow about $100 on your property. Always think about if it's vacant and cap-ex.

If you feel that college is not in your cards, maybe think about the military.

I did this right out of high school because my family did not have any money for me for college. I knew I didn’t like the thought of college debt without knowing what I wanted to do at a young age.

Now that I am out, I have had the opportunity to use the VA home loan to house-hack a triplex in Long Beach with zero money down.

With your construction background, there are plenty of jobs that could help you master your trait or do something you find interesting and fun. While you are in the military you can go to college for free and travel the world/country if you so choose. There are plenty of active duty service members that invest in real estate while deployed or overseas.

I was actually making a lot of calls yesterday on this same topic. I was advised by Wells Fargo that that only do 60% LTV and a lot of credit unions and big branch banks told me no.

I definitely will look into this as my wife and I are contemplating doing a HELOC on our rental!
