Hey Jeff, thanks for the response. Chattanooga is a great area but I feel they have already gone through their renaissance you could say, Knoxville is in the beginning of theirs. Besides the stats I had given in the previous post, we have other items that make this area enticing. For example:

- Continued job growth, companies relocating the Knoxville area.

- The University of Tennessee is located here and is currently undergoing a one billion dollar facelift.

- Oak Ridge is within 15 min of Knoxville, home of the Y-12 complex, many federal jobs.

- Downtown Knoxville continues to be revitalized with new business and

many lofts and apartments going up

- Highly visited vacation area located within 1 hour, The Great Smoky Mountains, which includes the popular destinations of Pigeon Forge and Gatlinburg

- Cost of living is low compared to most of the country

Hey, I am ready to get serious in the investment game. I have acquired my real estate license here in Tennessee as the first step to my investment career. My next step is to buy a property to fix and flip.

My biggest hurtle as for most people is financing. My finances are not solid, meaning I cannot fund my own deal. I need a hard money/private money to begin my investment business. 

I need a lot of help financially to strike a deal but now that I have my license, I can find good deals, I have connections, and can close the deal on my own.

The Knoxville market is hot right now, inventory is at it's lowest since 2006. This means getting a cheap, fix up property will sell quick at the right price.

I offer to do the entire aspect of the deal, the person financing me will do only that, they won't have to worry about the day to day stuff. I also offer to split the profit from a sale 50/50, pretty good for only putting up money. 

In terms of what price houses, it depends on you and what is available. I'm willing to do any price range as long as the area and overall condition of the property will be able to resale quickly and  be profitable.

I have a home in Knoxville, TN that is available before it goes to auction that is going for about $100,000. Comps in the area are 200k+, it has a river/lake view, beautiful area. I have not actually seen the home in person, I know it needs some work. Let me know if interested and I'll get you in contact with the agent.

I guess I should have also mentioned the principle broker from the new company specialized in rehabilitation properties in the past. That may be a better person to get aligned with due to my eventual investment goals.
