I was a painting contractor for 4 years and also managed flipping renovations for 2 years and I have almost never been able to match paint that way. Sometimes you get lucky and you can't notice unless you look for it but most of the time you have to paint the whole wall or even the whole room. It's worth a shot but odds are youll have to repaint.

Helpful Tip: Bathrooms (as well as kitchens) should be eggshell or semigloss due to the moisture in those areas.

Thanks guys. These are all very good areas to look into. I'd also like to add Austin, TX to the list as well as Lakeland, FL which is supposed to have a large Amazon distribution center coming in soon.

I agree that most good areas will have investor competition. I'd like to find that one smaller market that is seeing $400/mo cash flow that no one has caught onto yet, but aren't we all looking for that? haha

Hi All,

As I look into new markets to invest in, I would like to poll the vast geographical diversity of the BP forums to get an idea of where investors and agents are seeing great deals for buy and hold of single family residences. This can either be from actual personal experience or second hand sources.

The things I am looking for in this new market are:

1. Moderate to high rental demand

2. Moderate to high supply of undervalued homes (<$150,000)

3. A good ratio of rental rates to home values

4. Moderate to high economic strength

5. Moderate to low investor competition.

If you know of a local market, big or small, that has any 2 of the 5 I'd like to look into it in more detail.

Hi!

I am looking for a new market to invest in "buy and hold" properties. I figured that it would be best to ask the agents on BP as they would be the best to know the ins and outs of their respective markets. 

The things I am looking for in this new market are: Moderate to high rental demand, moderate to high supply of undervalued homes (<$200,000), moderate to high economic strength and moderate to low investor competition. If your local market has any 2 of the 4 I'd like to discuss in further detail. I am open to investing anywhere in the US as long as the ROI is good.

Hi All!

My name is Ryan and I currently reside in sunny Southern California. I am 28 years old and I have been working for an investment fund in Newport Beach flipping homes across the country for the past few years. I was in commercial real estate prior to that and am ready to take the plunge into making money for myself instead of others.
