I am looking for a Google Doc or Excel spreadsheet where I can do all my calculations such as Cap Rate, Cash on Cash, ROI. I have been trying to find one but with no luck. I am even willing to pay does anyone have recommendations?

What is the absolute best and easiest software to use to manage rental properties? I am looking for something where I can manage expenses and income. I heard that quick books is good but I am unsure.
